How to Increase Your Home's Value by adding a repair or remodel project.

Some of the items that may increase the value of your home - Project (average cost recouped, national) according to Realtor Magazine,  Remember this is a National Average, and not necessarily the greater Charleston area, but most projects should recoup a similar percentage:

Minor kitchen remodel (88%)

Bathroom remodel (85%)

Major kitchen remodel (81%)

Family room addition (80%)

Deck addition (77%)

Master suite (75%)

Siding replacement (73%)

Window replacement (69%)

Home office (55%)

Other projects that may increase your home’s value include: Jacuzzi (4 jets or more); permanent hot tub; in-ground pool; security system; sprinkler system; substantial out buildings; and vaulted ceilings. Other projects may not add any value to your home at all.  Some of these include: above-ground pool; ceiling fans; garden pond; and light fixtures.

Remember 3 good rules to keep in mind when deciding to venture into a Home Project:

1. Remodel with mass appeal in mind.  Don't remodel with such specifics for your taste that you may drive potential buyers away.

2. Use durable, quality materials.  Don't try to do it on "the Cheap!!"  

3.  Keep the value of your property within 15 to 20 percent of your neighbors’.  You don't want to be the highest priced home in the neighborhood!!!
